Monthly owner statements for short-let managers

Monthly owner statements for short-let managers is a SaaS idea for short-let management companies and co-hosts running homes for other owners, priced to test at $10 a month per managed property. Every month managers rebuild statements in spreadsheets from booking exports, cleaning bills and repair receipts. With it, managers who run short-let homes for several owners import bookings and costs, and send each owner a clear monthly statement.

. A starting point we wrote, not market research: run the 7-day test before you build.

What problem does it solve?

Every month managers rebuild statements in spreadsheets from booking exports, cleaning bills and repair receipts. One wrong fee or missed expense leads to an awkward call with an owner.

Why now: More owners hand their homes to co-hosts instead of hosting themselves, and they expect clear numbers every month.

What do they use today?

Managers often keep one spreadsheet tab per owner, copy figures across from exports, and chase cleaners and tradespeople by message for bills. Receipts stay in a camera roll until someone needs one.

How does it work?

Through the month the manager adds expenses with receipt photos, each linked to a property. At month end they import bookings from an export or calendar feed, each owner’s fee rules are applied, and a statement is emailed to the owner as a PDF. Owners can sign in later to see past statements.

What goes in the first version?

  • Booking import from a CSV export or calendar feed
  • Fee rules per owner: percentage, cleaning and fixed charges
  • Expenses with receipt photos, linked to a property
  • Monthly statement PDF emailed to each owner
  • Owner sign-in to see past statements

Who pays, and how much?

Who pays
Short-let management companies and co-hosts running homes for other owners
Price to test
$10 a month per managed property

Managers already earn their fee property by property, so a monthly price per managed home grows only as their portfolio does. Taking on one more home adds one more line to the bill.

How to test it in 7 days

  1. 1Ask five short-let managers for a redacted owner statement and how long each month’s batch takes.
  2. 2Rebuild one manager’s last month in a mock-up statement and ask what an owner would question.
  3. 3Offer statement setup for $99 to three managers and count who pays.

Where to find the first customers

  • Short-let co-host groups on Facebook
  • Short-let and vacation-rental subreddits
  • Accountants and bookkeepers who work with holiday-let owners

What are the risks?

  • Full short-let management suites include owner statements; win on price and simplicity.
  • Booking exports differ by listing site, so imports need care and testing.

You are in a fresh copy of the shipanysaas starter kit, a pnpm and Turborepo monorepo: the Next.js web app is in apps/web and the Supabase database, with its migrations, in apps/web/supabase. Help me build the first version of Monthly owner statements for short-let managers.

Read AGENTS.md first, then the AGENTS.md in every folder you work in: the kit's rules there win over your defaults. When a skill in .agents/skills (also in .claude/skills and .cursor/skills) matches a task, use it.

## The product
- What it does: Managers who run short-let homes for several owners import bookings and costs, and send each owner a clear monthly statement.
- Who pays: Short-let management companies and co-hosts running homes for other owners
- Their problem: Every month managers rebuild statements in spreadsheets from booking exports, cleaning bills and repair receipts. One wrong fee or missed expense leads to an awkward call with an owner.
- Price to test: $10 a month per managed property (a plan in apps/web/config/billing.config.ts)

## Build only this first version
1. Booking import from a CSV export or calendar feed
2. Fee rules per owner: percentage, cleaning and fixed charges
3. Expenses with receipt photos, linked to a property
4. Monthly statement PDF emailed to each owner
5. Owner sign-in to see past statements

## Already in the kit: reuse it, never rebuild it
- Sign-in: email and password or Google, plus magic links and passkeys you can switch on
- Teams and roles: team accounts with members, roles and invitations
- Billing: Stripe or Lemon Squeezy subscriptions, per seat or usage-based, and one-off payments
- Admin panel: a super-admin panel that needs two-step sign-in
- Emails: transactional email through Resend or Nodemailer

## New code it needs
- Booking and expense imports
- Fee rules and statement PDFs
- Owner portal with past statements

## How to work
1. Plan first: list the database tables (with row-level security, so each team only sees its own rows), the pages and the server actions for the first feature. Then stop and wait for my OK.
2. Build one feature at a time with the kit's own UI and form components, with a migration for every schema change and user-facing text in the translation files.
3. After each feature, run the verification steps in AGENTS.md, fix what they find, and tell me what you built and what comes next.

## Rules
- Ask me before you add a dependency, delete a file, or change sign-in, billing or the admin panel.
- Leave the parts of the kit this product doesn't use as they are.

Done when every first-version feature works for a signed-in team and the AGENTS.md checks pass.
