Viewing feedback for estate and letting agents

Viewing feedback for estate and letting agents is a SaaS idea for owners of independent estate and letting agencies with a few agents, priced to test at $15 per agent a month. Agents promise sellers feedback after viewings, then forget or pass it on days later by phone. With it, agents record buyer feedback on their phone right after each viewing, and property owners get a weekly summary.

. A starting point we wrote, not market research: run the 7-day test before you build.

What problem does it solve?

Agents promise sellers feedback after viewings, then forget or pass it on days later by phone. Sellers feel ignored and move their listing to another agent.

Why now: Sellers compare agents on how well they communicate, and agents already spend their days between viewings on their phones.

What do they use today?

Most agents keep feedback in a notebook, a phone note or their head until they next ring the seller. The office finds out feedback is late only when the seller complains.

How does it work?

Right after a viewing, the agent opens today’s list on their phone, taps the property and records the buyer’s interest, view on the price and a comment in a few taps. Each week the seller or landlord gets an email summary, and the agency can follow interest across viewings of the same property. The manager has an office view that shows which agents still owe feedback.

What goes in the first version?

  • Today’s viewings list on the agent’s phone
  • Feedback in a few taps: interest, price view, comments
  • Weekly email summary to each seller or landlord
  • Interest levels tracked across viewings for each property
  • Office view of overdue feedback by agent

Who pays, and how much?

Who pays
Owners of independent estate and letting agencies with a few agents
Price to test
$15 per agent a month

Pricing per agent matches how agency owners already count their team: by head. The bill rises only when a new agent joins, so a small agency can plan around it.

How to test it in 7 days

  1. 1Ask five independent agents how and when sellers hear viewing feedback today.
  2. 2Ask three recent home sellers what they wished their agent had told them.
  3. 3Ask in estate agent groups on LinkedIn whether a weekly feedback email would help win listings.

Where to find the first customers

  • Estate agent groups on LinkedIn and Facebook
  • Regional property and estate agent associations
  • Real estate subreddits for agents

What are the risks?

  • Agency software may include feedback forms; win on phone speed and seller emails.
  • Buyer comments can upset sellers, so agents need to review before sending.

You are in a fresh copy of the shipanysaas starter kit, a pnpm and Turborepo monorepo: the Next.js web app is in apps/web and the Supabase database, with its migrations, in apps/web/supabase; with the All-in plan, the Expo phone app is in apps/native. Help me build the first version of Viewing feedback for estate and letting agents.

Read AGENTS.md first, then the AGENTS.md in every folder you work in: the kit's rules there win over your defaults. When a skill in .agents/skills (also in .claude/skills and .cursor/skills) matches a task, use it.

## The product
- What it does: Agents record buyer feedback on their phone right after each viewing, and property owners get a weekly summary.
- Who pays: Owners of independent estate and letting agencies with a few agents
- Their problem: Agents promise sellers feedback after viewings, then forget or pass it on days later by phone. Sellers feel ignored and move their listing to another agent.
- Price to test: $15 per agent a month (a plan in apps/web/config/billing.config.ts)

## Build only this first version
1. Today’s viewings list on the agent’s phone
2. Feedback in a few taps: interest, price view, comments
3. Weekly email summary to each seller or landlord
4. Interest levels tracked across viewings for each property
5. Office view of overdue feedback by agent

## Already in the kit: reuse it, never rebuild it
- Teams and roles: team accounts with members, roles and invitations
- Billing: Stripe or Lemon Squeezy subscriptions, per seat or usage-based, and one-off payments
- Emails: transactional email through Resend or Nodemailer
- In-app notifications: a notifications bell in the web app
- Phone app: an iPhone, iPad and Android app on the same backend (All-in plan)

## New code it needs
- Viewing list and quick feedback form
- Weekly seller summary emails
- Interest tracking per property

## How to work
1. Plan first: list the database tables (with row-level security, so each team only sees its own rows), the pages and the server actions for the first feature. Then stop and wait for my OK.
2. Build one feature at a time with the kit's own UI and form components, with a migration for every schema change and user-facing text in the translation files.
3. After each feature, run the verification steps in AGENTS.md, fix what they find, and tell me what you built and what comes next.

## Rules
- Ask me before you add a dependency, delete a file, or change sign-in, billing or the admin panel.
- Leave the parts of the kit this product doesn't use as they are.
- If apps/native is not in your copy (the Starter plan), build the web app only.

Done when every first-version feature works for a signed-in team and the AGENTS.md checks pass.
